The electrical panel inside of your home or office is where the breakers (or sometimes called switches) are located.  This is the “heart” of your electrical system.  Just like the heart inside of your body, if this major organ does not work properly, your blood circulation and limbs don’t stand a chance.  You could look at your electrical wiring as being your blood vessels and your appliances as being your limbs.  If your electrical panel, “aka” heart, is healthy and strong, your electrical wiring will operate properly, allowing all of your appliances to last longer.  Beware of old electrical panels; these could become a hazardto your home or business.

We get a lot of calls for fluorescent light repair here at Expert Electric. But before calling, always remember that if your fluorescent light fixture is burnt out or flickering, first change the bulbs (fluorescent tubes) to see if this corrects the problem and also save yourself some money. If your fluorescent fixture still does not light up after changing the bulbs then the problem is most likely faulty ballast, or less commonly a possible wiring issue.

Fluorescent light is the product of two components: the lamp and the ballast. The role of the ballast is to boost voltage for short duration; the ballast will then maintain a constant applied limited current to properly operate the lamp. You must use the proper ballast for each type of fluorescent bulb. Bulb types are T12, T8, and HO. While it is tempting to install higher efficiency fluorescent lamps (like T12s or T8s), we must pay special attention to the type of ballast installed in the light fixture or those bulbs will not operate properly.

The ballast technology has improved a lot in the last 15 years.  If you are not upgrading your ballast you won’t see the potential energy savings that efficient fluorescent lighting can provide. The new electronic ballasts operate differently from older electro-magnetic ballasts. They don’t just save you money but out-perform magnetic technology in several ways.

Higher Efficiency: New electronic ballasts provide you with more light and cost less to operate, saving you money and helping the environment. Dimming is also easier with electronic ballasts.

More Control: Electronic ballasts can be manufactured to under drive or overdrive the lamps they support, producing more or less light. This allows you to adjust which areas need more light and which need less light. The lighting pattern can now be changed due to work patterns and specific lighting requirements.

Dimmer Switches: Dimming is also easier with electronic ballasts. Preset your dimmer and it can cut your light by 50% and this will save you money as well.

Less Heat Emission: Electronic solid-state ballasts produce less heat than electromagnetic type ballast. What this means is if you are operating cooling equipment, such as food coolers or air conditioning during summer the electronic ballasts will help you save on cooling costs.

The best part is that with the higher frequency electronic ballasts, there is no flicker or buzz. There are many benefits to high efficient ballasts and we recommend you take advantage of them.

To answer the question “Should I worry about electrical repairs in a new home?” we need to specify what new means. Was the house built recently? Or is it “new” because it is new to you, regardless of its age? In either case, there is a simple rule to follow: if you think you need electrical repairs, you probably do—no matter how old the house is. Always worry about electrical repairs if there are signs that you need them.

When you move into any home built more than 10 years ago, you should hire an electrician to check the system for problems. Despite surface appearances, a home may have wiring troubles from DIY repair attempts from a previous owner; you want to make sure there are no serious problems that need immediate repair to prevent safety hazards.

With a home built pre-1970, you may encounter difficulties from an electrical system that cannot support modern demands. Check on the outlets and the circuit breaker panel. If the home has two-prong outlets and a fuse box instead of a circuit breaker panel, you should have new installations done to upgrade the system. Otherwise you may end up with some major repair worries in the near future. Older circuit breaker panels are often not up to the task of contemporary power needs. If you experience frequent blown fuses or tripped breakers, have a repair technician investigate right away.

With a recently-built house, you shouldn’t have many concerns about your power needs: the home should have sufficient wiring, updated GFCI outlets, and a new circuit breaker panel. However, you can’t simply go lax about small signs of difficulties or indications of improper electrical installation. Look for flickering lights that indicate small power surges. Although these rarely trip circuit breakers, they can cause damage to appliances over time. Call for a repair technician to see if your new home will benefit from a whole-house surge protector.

Check around your ceiling fixtures on occasion to see if they are growing hot. This indicates poor electrical insulation and sometimes occurs in new homes due to poor installation. If you detect poor electrical installation problems in one place in your home, they probably exist elsewhere; call for an electrician to examine your home’s electrical system thoroughly for faults.
