Since the Federal Energy Deregulation Act passed in 1999, many business and homeowners still haven’t exercised their right to choose their energy supplier. The ability for consumers to lower their energy costs, protect against rising rates, and, if interested, make an environmentally friendly choice, are all benefits of Deregulation. 3rd Parties help accomplish this by strategically purchasing the energy you use, in the same way the utility previously did, in the open market.  Depending on your state and the utility which serves you, the benefits will vary.

Deregulation dictates that your local utility can’t “Profit” on the supply of energy. Therefore, they don’t compete with 3rd parties, and shouldn’t care that you choose a supplier. However, you can still see this happen in states like Ohio (in certain markets), when they choose a supplier for you if you don’t choose yourself. Your local utility still delivers, services, and bills your account, as well as responds to any emergencies. This is where the utilities earn their profits.

By taking action, you can significantly improve your cash flow. Whether you own a home, a small office, or manage a nationwide organization, speaking to an energy professional can produce immediate and lasting results. First an energy consultant will analyze your billing and usage history. Next, the appropriate, licensed suppliers in your area will vie to be your energy supplier. When you are looking for an electrician, look for someone whom you can form a long term relationship with. I’ve found that these relationships save me and the client time and money whenever the client needs electrical work.

Find Recommended Electricians You can get recommendations for electricians from other apartment managers and also from homeowners. You can also search on-line for electrician Los Angeles or electrician Burbank, and so on. If you add the word reviews to your search, you can look for companies that have the best reviews.

Another approach is to search websites that feature reviews. Reviews appear on many websites including Google Places, Yelp.com, AngiesList.com, and CitySearch.com. You may be familiar with AngiesList.com, a paid service. It’s an excellent source of recommendations for contractors. It asks customers to rate contractors, including electricians, and give specifics about how their job went.

When looking at customer reviews, take a look at the big picture. If there are one or two bad reviews among the many good ones, does it seem like it’s just a grumpy customer? Is there a company reply that clears things up or says that it has corrected its employee?

Once you have three or so recommended electricians, take a look at their websites.

Check the Electrician’s Website

• Is it presentable and well-maintained? If the website checks out, it’s time to interview the electrician.

Interview the Electrician When you talk with the electrician, pay attention to how comfortable you are, including your trust level. Ask about:

• Experience with your type of work, including tenant relations • Names and contact info for five clients, preferably apartment or other property managers

Take notes on all this, particularly the License Number. If you decide to go ahead, you may wish to check some of what the electrician has said. If you decide not to go ahead, no need to proceed any further with this electrician. But save the notes so that you can remind yourself later of which companies you’ve already ruled out.

Look and Listen Electricians who are bidding jobs are on their best behavior. If you already notice that an electrician treats you or others in ways that concern you, better to find another with whom you feel more comfortable.

Check It Out • Check the company’s rating at the Better Business Bureau. Ratings run from A+ to F based on customer complaints made to the Bureau. As a note, an “A” reflects the same level of customer satisfaction as an “A+.” The “A+” is earned by an “A” contractor becoming a paying member of the Better Business Bureau, which supports the Bureau in its work.

Call References • Would you be happy to continue to use this electrical company?

Speak with at least three references. Listen carefully for enthusiasm or lack of enthusiasm about the electrician. A competent electrical company will have given you names that they believe are satisfied customers. Clients, past or present, may not feel comfortable saying anything negative. If they express little enthusiasm or say something negative, take this into consideration when making your decision.

Don’t Automatically Choose the Low Bid A bid may be too low. How can that be? An electrician may intentionally omit items that the job requires, only to come back later saying that additional work needs to be done. On the other hand, some electricians may unintentionally bid low through inexperience. Either way, the electrician may ask for more money to finish the job or may leave you with an incomplete project.

Look at the Whole Picture Price is important, but judge the entire picture an electrician is showing you — character, expertise, the ease of working with him or her, and overall value. A large part of an electrician’s value is that he/she gets the job done right and safely without taking too much of your time and inconveniencing you or your tenants. A very competent electrician can save you money by suggesting more efficient ways to do a job or to save on electricity.

Has it ever happened that you noticed an inexplicable rise in your electricity bill in spite of using the same appliances for the same amount of time that you generally do? No, the neighbor’s bill didn’t get delivered to you accidentally and neither is it the fault of your electrical services provider. There might be a number of other reasons behind a rise in your bill amount, which generally aren’t taken into account by a majority of people. Let’s take a look at them –

1. Faulty Appliances If your domestic appliances like washing machines, air conditioners, dishwashers, etc., are faulty, they will consume more energy than normal. Any building, in any industry, in any area of the world, is susceptible to having potentially hazardous and radioactive exit signs installed throughout their building.

This could mean they are in schools, near your office, or anywhere else where a radioactive setting probably isn’t a desired situation to be in.

This is why we thought it was necessary to create this post to help and guide you towards identifying, removing, and finally replacing your radioactive exit signs with new signs that are much safer and even efficient, saving you money over other alternatives.

Firstly before we can remove and replace these seemingly nuclear exit signs, you have to be able to identify if you have them or not. But before that, lets explain what exactly makes these exit signs radioactive.

How are some exit signs radioactive?

Just the same way as some exit signs are safe, it is all in the way they are built. For some reason, whether it be technology of the time or something else, people assumed it was a good idea to create exit signs with Tritium, also known as 3H or H-3. Tritium is a radioactive isotope of hydrogen, causing exit signs made with this to be radioactive by default. The only seemingly positive upside to these exit signs is that they are non-electrical, meaning they won’t rack up anything in electricity bills.

But before you become alarmed with what we have shared with you so far, tritium emits only a low-energy beta radiation, which in turn causes the sealed glass tube it is in to glow (causing the exit sign to give off the illumination it requires). Thankfully, it is rather well known that this type of radiation can hardly (if at all) penetrate a piece of paper or clothing. So while yes it is a very low level (energy wise) type of radiation, the fact that there are alternatives that will remove radiation entirely from your building is all the reason to uninstall your tritium exit signs and replace them with something more safe, like LED exit signs.

Now that you understand the technology and how tritium in exit signs work a little bit more, let’s go over how exactly you can identify whether or not you have these types of exit signs in your building.

Identifying a radioactive exit sign should be fairly easy. All of these signs are required to have some sort of “Caution of Radioactive Material” warning on the fixture.

If you do find such a warning label, it is safe to say your light is made of tritium. Another tell-tale sign is whether or not your signs are connected to an electrical source or not as tritium signs do not require any such connection.

Once you’ve identified if you have a tritium exit sign or not, if you do happen to have one, you may continue on to removing and replacing it with the alternative exit sign, LED.

As with any lighting fixture, we recommend to bring in a professional contractor to do the job. But as a general guideline, you can typically recycle your tritium signs by returning them to the manufacturer or place of purchase.

If you purchased the building with them pre-installed and are unsure of where they came from after inspection of the signs for any brand markings, you can try two things:

1: Try contacting the previous building owner or collect records of where they were manufactured
